Questions about new construction design online
What people ask before building for the first time.
What are the phases of a new construction design?
Schematic design, design development, permit set for approval and construction documents for the job site. You can hire phase by phase or the whole set, per the proposal.
Does the architect handle the building permit?
The permit set is what the city reviews. Filing can be part of the proposal; ask for it in the brief.
What about structural and MEP engineering?
Those are consultant designs, done by engineers from the architecture set. Some architects coordinate them; ask in the chat before signing.
How much does a new construction design cost?
Posting your project is free. Every pro sends their own proposal with a price and a timeline. You pay per phase, as you sign off on each deliverable.
Do I need a survey first?
It helps but doesn't block the start. Schematic design can start from the lot dimensions and the survey comes in before the permit set.
